Middle Tennessee Real Estate - Post Flood and Tax Incentives

Bob Parks Realty is excited about the continuing growth and stability of the real estate market. The first quarter of 2010 marked the second straight quarter of more sales compared to this time last year. This quarterly positive growth replaces what had been a downward trend that had lasted 13 straight quarters beginning in the 3rd Quarter of 2006. During the last quarter of 2009 and the first quarter of 2010 we sold 1539 more homes compared to this same time last year. This is a 26% increase of closed homes.

Based on the initial second quarter reports, we strongly believe that sales will continue to grow through mid-summer. The tax credit expired April 30, but homes can still close through the end of June. Now the big question – what happens after June 30? While we know the rate of growth was bolstered by the tax credit, we believe the market is stabilizing in most all price points and our sales will continue to increase (although at a slower rate than the past few months) over last year’s numbers. New construction is beginning again in all parts of our area, job numbers are slowly beginning to improve, and interest rates continue to stay at historic low levels.

Just as Nashville is rising due to the flood, we see real estate doing the same thing. Our understanding is that the deadline to apply for Federal Disaster Loans is July 6, 2010. If you know someone that still is in need of help, here is more info:

There’s more to the cost than the price

How much does a home cost? For most buyers a loan is a necessity. Coming out of a time of recession, most all economists agree on a time of inflationary pressures where costs rise. Not only will this likely cause a rise in home prices, but most assuredly the price of money or the interest rates. With today’s interest rates at or below 5%, the chart shows possible affects on the monthly cost of a home.

How many homes do we have “On The Market”?

Currently there are 13,800 homes on the market in a 6 county region in the Nashville area. This number has been staying between 11,000-15,000 homes available since the market downturn began in mid-2006. As mentioned: the number of closings shows an increasing trend. If the inventory stays constant and buyers continue to increase, this points to a healthier real estate economy in middle Tennessee.

Monells, Pass the Fried Chicken, Please…

I’m not sure how much of a secret this is because of its popularity, but it’s worth mentioning as number 98 of Nashville’s best kept secrets. Most of my friends and family know that I heart fried chicken. And no one has ever cooked it better than my Aunt Connie. Being away from my Mom and my Aunt Connie’s cooking makes me miss them more than ever. When I eat at Monell’s, I feel like I’m sitting at my Aunt Connie’s kitchen table surrounded by cousins I consider to be sisters.

At Monells, you will share your table with strangers who soon become acquaintances after asking them to pass the fried chicken and sharing a meal with them. In addition to the best fried chicken ever, their menu usually includes 2-3 meats, 3-4 salads, 3-4 hot vegetables, tea, and dessert. I highly recommend the Monells’ experience to anyone looking for a restaurant with southern charm and feel-good food!

Secret #99: Rated M for Mature: Guided Ghost Tour of Franklin, TN

This experience was one of my best birthdays ever! A few years ago, I wanted to do something different for my birthday. So, me and my girlfriends decided to go on a guided ghost tour of Historic Downtown Franklin. The experience was even more exciting than it sounds! As the sun faded into night, our tour guide met us in the town square. She was dressed in historic period attire from head to toe including an old vintage lantern in her hand. She authentically set the mood for the spooky night out. The way the tour guide works actually makes you feel like you were there 200 years ago. Me and my girl friends left with goose bumps and memories to last a lifetime. As a long time resident of Franklin, it was an awesome and unique way to spend the evening. The John Herbert House, also known to many as the home of Dr. Walter Morgan, has been on the National Register of Historic Places since 1988. The double pen log home is a notable example of home design and a classic working farm in early 19th-century. Sitting on a cut-stone foundation with exterior end limestone chimneys, the main façade sports a one-story porch with Doric concrete columns. West of the house are two outbuildings–a ca. 1900 frame smokehouse and board-and-batten wash house with gable roof and stone chimney. Although this type of construction was very common in Williamson County, very few have survived like the Herbert House.

For nearly 20 years, The Heritage Foundation had high hopes of stabilizing and preserving the historic home for the future. Thanks to a successful partnership with Bob Parks Realty and Drees Homes, they were able to stabilize the historic structure and find a buyer. In addition, Bob Parks Realty and Drees Homes donated $20,000 from the sale of the home to The Heritage Foundation.

The new buyers are Skipper and Debbie Carlisle who are very excited to have this opportunity. Debbie Carlisle states that this has been a lifelong dream and they have been collecting American antiques for years in hopes of finding the perfect home to house them. The John Herbert House will now be the centerpiece of the new Breezeway Development on Clovercroft Road. The house sits on more than three acres and backs up to more than 30 acres making it the perfect amenity to future residents of the new neighborhood.
