Secret No 96: Montgomery Bell State Park

Number 96 of 100 of Nashville’s Best Kept Secrets is Montgomery Bell State Park, which is located approximately 30-40 minutes West of downtown Nashville. This parks is not only beautiful, but it’s also one of few parks with a dedicated mountain biking trail in the Nashville area. Even though a lot of state parks mention mountain biking trails, they are often shared by horseback riders, which does not go hand-in-hand on a path barely wide enough for a front tire.

The park also includes more than 100 picnic areas, rustic cabins, and campgrounds. It’s perfect for a couple, family, or even some time alone. There is also a creek that runs through the campground with some campsites located along the bank. The trails include more than 18 miles of scenic tall trees and fresh air. You can also hike the backcountry trail which has three overnight shelters open year-round.

More than 25 Bob Parks Realty agents gathered on Friday, May 07, 2010 to provide support, lunch, and supplies to more than 200 residents and several hundred other workers in the Cottonwood subdivision located off Cotton Lane in west Franklin, TN.

Several homes in the neighborhood were flooded and one home completely burned almost to the ground. Steve Sweet, a Cottonwood resident and Bob Parks Realty broker reports that, “It was devastating. Seeing rushing water through your yard, basement, and trenches in addition to a home across the street catching fire was unbelievable.”

The level of organization already in place before Bob Parks Realty agents arrived was amazing. The Cottonwood neighborhood set-up a central location to give workers and residents a place to eat, get supplies, and remain organized. There was a section for supplies organized by type like bleach, gloves, mask, work gloves, etc. It operated just like a free grocery store to all the residents and volunteers in need. To help make sure most needs were met, the central location included writing boards which listed ongoing needed supplies. Nick Harper with the Tennessee Titans joined Chris Fuller with Bob Parks Realty to see how they could help. Throughout the day, volunteers would check the boards and then drop-off items needed.

Steve Sweet reported that “the Bob Parks Team ROCKS! Everyone in my neighborhood talked about the nice Bob Parks people in the heart t-shirts.”

In addition to being one of the best places to get ahead, Williamson County was most recently named one of the most wealthiest suburbs by Forbes Magazine, not only in Tennessee but nationwide. Top on the list included many northern counties near DC, New York, and California. These wealthy suburbs are linked to more populated inner cities with a significant industry. For example, the Williamson County area in Tennessee is home to many executives employed by Healthcare Corporation of America, the music business, and other self-employed executives in a wide-range of businesses that serve these markets.

Williamson County also offers picturesque rolling-hill acreage and land development that you cannot find anywhere else. Located just a few miles from the Nashville nightlife, it offers everything that busy professionals need to get ahead, raise a family, and enjoy peaceful Sunday mornings overlooking beautiful Tennessee landscapes.

Williamson Count has been ranked 4th as one of the best places “To Get Ahead” by Forbes Magazine. According the 2009 study, more people moved into the county than out. In order to get ahead in your job and to find the right place to live, people may think they need to move to a bigger city. However, the study showed that the best places are suburbs of major cities. The study included a closer look at the largest counties with an average household income of $75,000 or higher. The study then examined how much the population grew in terms of three-year job growth and two-year income growth. Number four on the list was Williamson County.

If you think that moving to a larger city is your way to higher income, you might want to consider your options in Williamson County.

Now is the time to think about real estate! With tax credits, the low interest rates, and with the over-correction of the local real estate market, affordability has reached levels that we have not seen for years! And, it’s unlikely buyers will see this type of market for many, many years to come.

Promising news for home buyers and owners:

  • January 2010 marked the fourth straight month where homes sales increased. This is followed by 39 straight months of declines. This trend is expected to continue with a 5-10% increase throughout 2010.
  • New construction experts agree that 2010 will see this number begin to climb too. A shortage of inventory is likely to occur in late 2010 in lower to mid-range price points.
  • Steve Murray, a nationally recognized real estate expert notes: We are in a soft-bottom and have started a long slow recovery.

A Time to Buy!

  • An $8,000 tax credit is available for first-time home buyers until April 30, 2010
  • A $6,500 tax credit is available for current home owners who have been in their home for five consecutive years and plan to purchase a new or used home by April 30, 2010. (see all the details under the “client resources” link at www.bobparks.com)
  • Interest rates remain at historic lows. As of late February 2010, 15 year fixed rates are near 4.5% and 30 year rates are around 5% for home loans.
  • Most financial experts believe rates will begin to rise in the coming months

The initial cost to implement green and healthier living in your home may seem like it’s too much, but when you compare the benefits and energy saved, you come out way ahead. The results and cost of implementing tankless water heaters, high efficiency HVAC, PEX water pipes, spray foam, etc can equal a 30-70% reduced energy bill, plus increase the overall resale value of your home. In addition to cost savings, your air quality is up to 50% cleaner.

Another way to look at implementing healthier and cost reduced living would be to consider buying a green HOME the next time you are house hunting. One of the major builders in Middle TN is Herrington Homes, LLC. They focus on building LEED® certified homes. LEED is a rating system that sets the standard for designing and building high performance healthy homes that use less energy, water, and natural resources.

Check out this green LEED home currently on the market in Hendersonville:

1547 Hunt Club BLVD, Hendersonville, TN 37066

$479,900 MLS # 1067037

Total SQ 3070

Real Estate Profile

I love Real Estate and it shows! I have been involved with real estate in one way or another, since I was a teenager. My mother was a Broker in Northern VA where I grew up and I got my first license as a Realtor in the early 70’s in Richmond Va. I cut my ‘real estate teeth’ during the really fun 17% interest market in the early 80’s ( remember those days!). After we moved to Middle Tennessee in 1989, my husband and I got personally involved as investors with the local real estate market. I got my current TN License in 1999 and have been having a ball ever since! I think real estate is a wonderful investment and I love helping people find the home of their dreams! I also love teaching people how real estate can enhance their life as well as their financial well-being. I do most of my business by referral, and count my clients as my friends.

I earned a Bachelor of Science in Nursing from the University of Virginia and am an RN. I have also worked as a public health nurse, a rehabilitation nurse, and as a workers compensation and legal nursing specialist. I have also been an elected member of the Williamson County School Board. I’m an active member of St Philip Catholic Church, a volunteer with the Graceworks Parish Nurse RN program and many other civic and volunteer programs in and about Franklin and Williamson County.

My clients can attest that I am always on top of every transaction, that I am easy to reach, and that my communication skills are top notch throughout your home buying or selling experience. I value my integrity and will be loyal to you always. I hope you will take the opportunity to visit my website at www.kimmelsellshomes.com to learn more about Williamson County and me!
